TUUKRI
TUUKRI/PETROLEUMI STREET DEVELOPMENT AREA
We are participating in the detailed planning process of a development area with a volume of nearly 20,000 m² on Tuukri Street, near the center of Tallinn.
Our role is to find the best possible solution for the client for the development of residential real estate. This includes analyzing planning options, assessing development volumes, planning access and parking solutions, and ensuring the quality of the future living environment.
This is an important urban location, where the best result takes into account both the goals of the property owner and the development of the surrounding urban environment.
DETAILED PLANNING
IN TELLISKIVI
In the Telliskivi area of Tallinn, we participate in the coordination of the detailed planning process and project management of a development area with a volume of over 10,000 m².
Our role is to help manage the planning process, map development opportunities, and find the best solution for the area to combine residential and commercial functions. We are moving purposefully towards a solution that creates value for both the property owner and the urban space of the area.
The goal is to design a comprehensive living and business environment that fits the character of the Telliskivi area and adds new quality to the existing urban environment.

SEEDRI VILLA
EXCLUSIVE VILLA NEAR THE RIVER AND THE SEA
Seedri Villa is a valuable Pärnu villa built in 1938, which is now getting a new lease of life. Here, the historic Pärnu villa district, proximity to the sea, and a peaceful pace of life meet.
Seedri 17 house is in close proximity to the Pärnu beach and city center - everything important is just a short walk away.
This project combines the dignity of an old house with today's comfortable living standards. We are not rebuilding history, but updating it - creating a comfortable and long-lasting home in a valued area of Pärnu.
VALGERANNA DEVELOPMENT AREA
LIFE BY THE SEA
In Valgeranna, we are involved in analyzing the future possibilities and creating a concept for a property bordering the sea, measuring approximately 10 hectares.
Our role is to find the best possible use for the area that will bring out the full potential of the property. As the area is located in close proximity to the sea, pine forests, an adventure park, paddle courts and a golf course, our goal is to create a long-term development concept.
This comprehensive solution combines living, business and recreational functions and fits perfectly with the special natural and recreational environment of Valgeranna.
APARTMENT BUILDING
IN THE CENTER OF PÄRNU
In the center of Pärnu, we participate in the design process of an apartment building, offering the client support in creating the concept and guiding the design in substance.
Our role is to find a solution that fits into the existing urban environment and works well for both future residents and the developer. Special attention is paid to apartment sizes, layouts, the spatial logic of the building, and the use of the courtyard area.
The goal is to design an apartment building that is appropriate for the area, architecturally well-thought-out, and commercially realistic.
RESIDENTIAL AREA
IN THE CITY OF PÄRNU
In the city of Pärnu, we participate in creating a concept for a large development area and mapping development principles.
Our role includes analyzing the potential of the area, designing the development logic, initial budgeting, and formulating a common goal for various parties. Potential investors, builders, and developers are involved in the process.
The goal is to reach a clear development model, based on which we can move forward towards the principles of phased implementation of the project, a partnership structure, and, if necessary, the creation of a joint venture.
APARTMENT HOTEL
LIFE NEAR THE SEA
In the vicinity of Pärnu, we advise on an innovative hotel-apartment type development, contributing to the project concept, construction planning, and marketing positioning.
Our role is to understand the specifics of the project, the target group, and the needs of the end client. Based on this, we participate in developing the name, marketing concept, initial budget, and subsequent sales logic aimed at investors.
For a project, it is important to find a balance between real estate development, accommodation function, sales potential, and future user experience.
LAND TARGET SEARCH
FOR MANUFACTURING COMPANIES
We have carried out a targeted search for a suitable plot of land for a manufacturing company in a very precisely defined area and based on specific requirements.
Finding such properties is difficult, as suitable plots of land may not be available for public sale. Our role is to map possible locations, analyze their suitability, assess access, utility network options, planning situation, and usability of the property based on the client's needs.
As a result of targeted search, the customer can choose between several realistic options and make a decision based on previously analyzed alternatives.
